Natural steel elements original to the structure, including the stair and windows, were refurbished and painted. A separate living quarters at the front of the house was revamped with warm materials and a nautical theme. Plywood panels line the walls and ceilings. The bathrooms were all revamped with updated fixtures and unique finishes. In the kitchen, new appliances pair with bespoke natural wood cabinetry and a stone countertop. When the couple purchased the house it was in need of repair and had a convoluted floor plan, which they wanted to simplify and open up to the outside. The project was a full gut renovation. A central circulation axis runs between the two sides of the house from front to back, opening out to a porch and a patio. Along this axis, the wall separating the common and private spaces takes on extra thickness to afford built-in storage and a dining nook in the kitchen. The arch is a motif throughout this project. Radial curves finished in drywall define thresholds and edges throughout the house, most notably in the arched opening between the living area and kitchen. The curved spatial elements also reflect the house’s Spanish colonial style, as seen in existing arched openings on the front porch and the smooth white stucco exterior. The light is drawn deeper into the living spaces with finishes like white walls, clear-coated plywood millwork, and white marble countertops. On the private side of the house, bedrooms and bathrooms are marked by the use of colorful finishes. The clients, a young family who bought the existing house, wanted to renovate before moving in to update the home and bring it more in line with their personal tastes. Loaf worked together with the clients to select new finishes and fixtures throughout the house, including a complete renovation of the kitchen. The client’s small detached garage at the back of his property was a good fit for a new composing studio that would allow him to work from home while having privacy and acoustic separation from the rest of his house. Maintaining the rectangular plan without any additional walls, the space was opened up to the adjacent garden with a large sliding-glass door. Around the perimeter of the space, millwork was installed to provide equipment storage, seating, and working surfaces. They wanted to turn their detached garage into a light-filled space that would serve both for working from home and for their parents to stay in when they came to visit. Niches flanking the doors of the threshold wall are used for storage and display, as well as a work desk.A cork floor—able to withstand foot traffic yet soft and warm under bare feet in the middle of the night—is combined with stained wood millwork and gray-painted trim. The streamlined kitchen is opened up to the dining room by replacing a wall with a countertop peninsula. A new, second passageway between the dining and living rooms is made by relocating HVAC equipment to allow the removal of the existing utility closet between the kitchen and the existing fireplace. The clients, a couple with kids and grandkids nearby in the city, purchased the apartment to live in part-time.Before moving in, the clients wanted to update the apartment to fit their style but didn’t want to undertake a significant project or delay their move for too long. The design also included new lighting, paint, wallpaper, and textiles throughout the apartment. A varied palette of wall paint was introduced in monochrome schemes applied across the trim and molding. To meet setback requirements and fit within the existing garage footprint, the design adds interior walls that make space for a bathroom, kitchen, small laundry closet, and storage. These rooms are set at the perimeter along two adjacent walls, while the living and sleeping space is left open in a loft-like configuration. The central space opens out to a private patio enclosed by new exterior walls beyond the existing footprint. These new walls also conceal a stair up to a small roof terrace. A family of seven who was looking for more space purchased a sprawling house on a large lot in Northridge where their kids would have more room to play and the family could host and entertain many guests. The house had been added to multiple times over the years and had an inefficient plan and various level changes between different areas. The front door is relocated, allowing the creation of an entry hall with more direct access to circulation throughout the house while preserving the intimacy of a library space off of the living room. In the new plan layout the existing level changes of the house are paired with built-in millwork that extends the depth of thresholds within which to fit reconfigured steps. The new plan also increases connections to the outside, with new french doors opening out from several rooms onto the back veranda. At the front, a new patio outside the relocated front door accommodates a rearranged entry sequence from the driveway. This project is ongoing.
